First-Ever Delano-Branded Residences to Redefine Downtown Miami Skyline
A new supertall tower is set to reshape the Downtown Miami skyline as Delano Residences Miami is officially announced as a 90-story, 985-foot luxury development along Biscayne Boulevard. The project marks the first standalone residential property under the Delano brand and represents another major milestone in Miami’s ongoing vertical growth.
Developed by Ennismore in partnership with Property Markets Group, the tower is designed by renowned architect Carlos Ott in collaboration with CUBE 3, with interiors curated by Meyer Davis. The development will introduce 421 luxury residences and stand just one block north of the under-construction Waldorf Astoria Hotel & Residences Miami.
A New Supertall for Miami
Rising to 985 feet, Delano Residences Miami will officially qualify as a “supertall” building under criteria established by the Council on Tall Buildings and Urban Habitat, which defines supertall structures as those exceeding 984 feet. For comparison, the neighboring Waldorf Astoria tower is expected to reach 1,049 feet upon completion.
Renderings reveal a sleek, reflective skyscraper featuring a continuous glass curtain wall that emphasizes vertical elegance. The building’s form tapers as it ascends, creating a streamlined silhouette reminiscent of a sculpted blade. At the crown, layered glazing and recessed terraces provide visual depth and architectural distinction, setting it apart from the stepped and box-like high-rises common throughout Miami.
Luxury Residences and Interior Design
The 421 units will range from studios to expansive three-bedroom homes. Interiors are designed to reflect Delano’s hospitality-driven aesthetic, incorporating custom Italkraft kitchens, Sub-Zero and Wolf appliance packages, bespoke bathroom cabinetry, Waterworks fixtures, fully built-out closets, and integrated smart home systems. Contemporary lighting and high-end finishes will further elevate the residential experience.
According to the design team, the tower is envisioned as a “vertical resort,” where each level introduces new spatial experiences that blend indoor and outdoor elements seamlessly.
Signature Amenities at Sky-High Levels
One of the project’s most distinctive features will be South Florida’s first public observation deck positioned approximately 850 feet above ground, complete with a cantilevered glass platform overlooking Downtown Miami and the Atlantic Ocean.

Brand Expansion and Sales Timeline
The residential component will be supported operationally by Accor One Living, offering owners access to benefits through the ALL Accor loyalty program across global Accor and Ennismore properties.
Sales are scheduled to begin in March, exclusively represented by PMG Residential, with pricing expected to start at approximately $800,000.
